In Kelowna, the Okanagan and generally in Canada a great number of the most interesting commercial properties are selling without being offered through the MLS Service or being even offered for sale publicly.

Our clients appreciate our diligence and research in finding the best suitable property for their goals.

Often Buyers cannot find what is suitable for them in the publicly listed market. We search for purchasers according to their specific requirements for suitable properties and contact the owners directly for a potential sale.

Some of our greatest successes were in negotiating with owners in regards to the sale of their property to our Buyers and to convince them to sell at an agreeable price for both parties. Important is to show the Seller what he can achieve with the sales proceeds and to keep all negotiations and sometimes even the completed sale confidential.

Our strengths as a team are the relationships and co-operation with Commercial Agents and Professionals and the expertise to find the right properties.

We also represent clients in Land Assembly, Rezoning of properties, Subdivision, Residential Development and Stratification of Land and Buildings resulting in increased value of properties.

We are experienced in the review of Foreclosure Properties and assisted Buyers in multiple purchases.

Past Projects

5030 Frost Road, Kelowna

Land purchase for our client. We represented the owner in the rezoning, subdivision, construction financing negotiations and completion of the roads and services for 17 lots. We marketed and sold the lots through the MLS Service.


Pincushion Lands, Peachland

Land purchase $ 2,8 Mill. We represented the European owners for 5 years in the development process and the negotiations for the Pincushion/Ponderosa Area Structure Plan. The Pincushion land represented 50% and the Ponderosa Land 50% of the ASP. We sold the Pincushion land for my clients after the successful completion of the Area Structure Plan for $ 11 Mill. (Not on MLS)


Current Projects

Crystal View Subdivision, West Kelowna 

Land assembly (4 properties). We represented the clients in the Community Plan amendment and rezoning for 3 properties into a potential of 113 lots. After completion of the Hillside Development Permit a subdivision into 24 lots for Phase 1 was approved and the construction of roads and services was completed. Phase 2 is in progress.

We represented the owners in the full development process, the negotiations with the City and coordination with engineering and planning professionals.

The fourth property was in the Agricultural Land Reserve. We achieved the exclusion from the ALR for this property. The land is planned to be Phase 4 of the Development.

The web-site for the Crystal View Development was designed from us and we co-ordinated the marketing and sales of the lots on MLS.


Land Development Somerset and Princeton Ave., Peachland

Land assembly (2 properties). We represent the owners in the ongoing Rezoning and Development Permit application and negotiations. It is planned to develop 94 strata titled townhouses in 3 Phases.


Land Development, Galiano Property, Kelowna

Land purchase. The land is part of the Diamond Mountain Area Structure Plan.

We represent the owners in the current Area Structure Plan application and process. It is planned to rezone and subdivide their property into 110 residential building lots.
